Arrived to find towels and bathroom mats in the washing machine that I was left to fold and put away.House was cold when we arrived. Your unable to turn the heating on yourself and instead have to ask Fiona to turn it it. When I?m paying to stay somewhere I don?t want to ask permission to use the heating.Everything has seen better days. The sheets had stains on them. The couch is warm out. The floor in the kitchen is sticky.Wouldn?t recommend for the cost.No phone reception for EE.Neighbours constantly smoking so the house smells of cigarette.

Absolutely awful experience. I was made to feel vulnerable and I had to leave. I didn't receive any message to tell me the code for the lock box. I arrived and nobody answered the Ring Doorbell. I phoned the owner and got a text back to say she couldn't talk right now. I messaged the owner to say I needed to get in. No response. I saw movement inside and another guest let me in. He had been waiting for 1.5 hours but knew the code because he had stayed before. Booking.com were brilliant in relocating both of us but during that process the owner turned up and was shouting at both of us for letting ourselves in (rather than waiting outside in the cold) and was claiming she had sent the lock box code even after I showed her the message she sent which did not include it. She told us both we should have texted her - she tried to claim she had replied to me but she had not. She kept shouting from one of us to the next and vice versa. She even took a photo of the other guest's car parked on the drive and was shouting that he owed her £10 for parking there. It was very unpleasant and we both left. The other guest kindly took me to the other hotel provided by Booking.com which was Lyndricks House less than a mile away and the service we received for a last minute booking was second to none and probably the best I've ever received. The owner is unstable and threatening so avoid for your own safety. She got particularly angry (after already being aggressive) that I had sat down in her lounge and made myself a drink. She didn't seem to understand that I had travelled for 4 hours, needed a drink and needed somewhere to sit while she didn't bother to answer her phone or reply to texts. Wish I'd read the other reviews about her behaviour before booking this place. A very unpleasant experience. Also the place was freezing cold with no heating on when it was only 10 degrees outside. And the 'eat' part of Sleep n Eat is deceiving because there are no food or breakfast options. And very low signal on phone and no WiFi so couldn't even check emails or messages.

Just stayed here great weekend Fiona was very nice host great place to stay Fiona even dropped us off to the racing and station will definitely come again good location shops and restaurants near by see you soon

A nightmare so much so I stayed one night and left next morning The room was tiny warm, no ventilation, plus the house was just noise after noise.A guest kept coming down stairs shouting on his phone banging doors ,opening doors, then thumping back up the stairs.My biggest complaint was there was no signal on my phone, nothing my phone just didn't work. I have EE, which normally works anywhere.In the room was a very noisy fridge, which also attributed to the heat in this very small room, no q cupboard reallyI couldn't take pictures as my phone refused vto work even my Sotify was defunct.As I could not get q signal I couldn't get the emails opened the owner had sent me,so I had a nightmare just to get into the house. I say house foe that's what it was just a house. I was told my room was London, which according to the email I read later was wrong for email said I was upstairs I'm a cosy room However this room was down stairs, and it was like Oxford Street at Christmas time.So I cancelled my next bed and breakfast, for I had no place to stay for I was so mad with this so called accommodation.I had tickets for the Air Show at Farnborough on Friday, but I was so sickened I booked a coach back to Blackburn.This place is the pits in my opinion, its no where near a bus route, its in a private estate tucked away right at the very end, miles from shops or other amenities. Luckily I had some biscuits and cups soups, so I ate those.Teamaking was there, a TV small but like the room when I switched of the light I was in bed before it got dark

Absolutely fantastic place to stay in such a quiet location but just a short walk to Ascot racecourse and town centre.Fiona was a brilliant host and we will definitely visit again 10/10

Fiona the owner was very nice and accommodating, making me and my friend feel very welcome during our stay with her.The keyless entry she operates allowed us to check in very late on Friday without disturbing anybody, as we were able to just let ourselves in. The room was spotless, and the complimentary Sky Cinema definitely didn't go a miss.The house is a 25 minute walk from Ascot racecourse, and a 10 minute drive from Ascot town center, making it an ideal location for going out and about, all while being very affordable.

Booked 2 rooms for 1 night to make our trip to Lapland UK easier as we travelled from Yorkshire. Eventually found it, and didn't need the code given. On arrival was informed i had only booked 1 room. ( Booked 2!) But was kindly offered an apartment around the corner. Apartment was great. Large with plenty of equipment. 2 large bedrooms, large living room & kitchen. Sky tv/ wi-fi. Very close to the racecourse if needed. No complaints. Would book again if needed.

Room in a house. Big smell of dog as you enter hallway. Public areas cluttered with junk and hoovers etc. Advertises breakfast but not available. Room had that ?damp socks? odour. Double bed with only one bedside light. Mattress was like a futon. Nasty pillows. Bed clothes and towels are budget and yuck. Nice bathroom with good shower. Huge TV. No toilet paper, I found some outside the room. Avoid!

The owner was friendly and helpful however the room and bathroom was very small. Breakfast was fresh fruit and a choice of 2 packet pastries and juice. The price was excessive however we were there during Royal Ascot.

So why put eat in the name? Not a big deal just a little misleading. Good things first, located in a lovely quiet street and so free parking, the host was very nice and helpful. The room was small but we didn't expect the Hilton. The down points are that we didn't know/the pictures didn't show that it was just a room in a house you kinda imagine a detached guest house and not having to worry about neighbours. The bathroom had a huge spiders web with a massive spider much to my gfs dismay. A quick dust before we got there should have sorted that. Now I put no sleep in the title because the sheets and duvet were terrible, poor quality or very old i don't know maybe both? Then let's talk about towels, might as well dry off with sand paper, very tired materials. We got back quite late around 2am and felt peckish, went to use the microwave and was shocked to see remnants of what looked to be penne arrabiata, so we thought let's just have a cup of tea but the milk had a scum line and so that put us off. I think just a few little touches and this could be a great stay for solo visits or just a place to rest your head, but unfortunately that wasn't our experience.
