I am writing to share my deeply disappointing experience with Sanderson James, an estate agent located in Gorton, Manchester. As a long-term tenant who resided in a property managed by your agency for five years, I feel compelled to express my dissatisfaction and raise several concerning issues that have marred my tenancy.Throughout my occupancy, my family and I encountered numerous challenges within the property that were repeatedly brought to the attention of Sanderson James. Despite my efforts to address these issues and seek resolution, the agency demonstrated a lack of responsiveness and concern for tenant welfare.One of the most significant issues we faced was a persistent leakage problem in the toilet, which was reported to Sanderson James on multiple occasions. Unfortunately, despite these reports, no action was taken by the agency. This negligence culminated in a severe incident where the ceiling plasterboard collapsed into the kitchen floor due to water damage, posing a serious safety hazard.Furthermore, it is disheartening to note that essential maintenance tasks, such as painting, were neglected throughout our five-year tenancy. Despite our diligent efforts to maintain the property in a clean and tidy condition, we were unexpectedly served with a notice to vacate. Upon our departure, we ensured that the property was left in pristine condition; however, our deposit was unjustly withheld by Sanderson James.The failure of Sanderson James to address critical maintenance issues and uphold their responsibilities as property managers has been deeply disappointing. The unjust withholding of our deposit without valid justification reflects poorly on the agency's professionalism and commitment to tenant rights.I implore Sanderson James to rectify this situation promptly by returning our withheld deposit and addressing the unresolved maintenance concerns. Such actions are essential to upholding ethical standards and fostering trust between tenants and estate agents.Based on my distressing experience, I cannot in good conscience recommend Sanderson James to prospective tenants seeking rental properties. It is crucial for agencies to prioritise tenant welfare and adhere to ethical practices in property management.I trust that this feedback will be taken seriously and prompt action will be taken to address these issues effectively.

Sanderson James are renting out my house. I have had no rent and I have not agreed to a contract extension but they have extended it anyway. Nickie will not answer the phone to me and Samuel Ho can only agree that the level of service is disgraceful. The level of service has been appalling.

I visited my aunty residing in 12 Fairfield Road, to describe her apartment as a sorry excuse is simply an understatement. I was made aware that this flat was let to her by Sanderson James.Firstly, the number of windows is abominable. There are no windows at all in the living room and in the master bedroom (and also the bathroom), this has lead to my aunt recurrently battling mould due to a lack of air circulation and also chest pain. Several items of hers are covered in mould, it is horrid to look at and she is doing all she can but has had her needs neglected and ignored. When my aunt viewed this apartment it was at night and all the bulbs were ?not working? so it was not clear at all that the doors in the bedroom and living room did not double up as windows. This is pretty alarming to me.Secondly, the oven. My aunt is someone who has baked all my life so I was shocked to arrive at her place and to see her despondent that she hasn?t been able to bake since she moved to this God forsaken apartment (almost 20 months ago). The oven (when switched on) begins to start dropping some form of black soot-like substance onto items being baked ? this is a powder I can only describe as carcinogenic (I am student doctor).To just be candid, I believe this is an agency operating without any integrity or care and does not have the wellbeing of their tenants at the forefront of their actions. I am ensuring my aunt can move out as soon as possible but DO NOT FALL FOR THEIR TRAPS, this apartment is not liveable.

I have had a fantastic experience as a tenant with Sanderson James. From the very beginning Damian was friendly and accommodating, since then any issues or queries Emma has sorted straight away. Emma is an absolute asset to the team and I am so appreciative of her help and continuous support.

Sanderson James provided an excellent service managing the sale of our Brother's home. All the staff were professional, polite, always ontime for appointments and provided regular updates. All in all a seamless service.

Sanderson James were excellent throughout the selling of my mum?s property. From the first appointment with Dougie and then Ian, and not forgetting Louis, the team were highly professional from start to finish. I was kept well informed as the sale progressed and was offered helpful and sound advice. I can highly recommend Sanderson James if you are selling your property and I would not hesitate to use them again. Thank you all.

Avoid this company at all cost. Agreed to view one of the properties to let. Was in a state of mental peace that tomorrow i would be viewing the property but first of all received a message today just saying your viewing has been cancelled without giving any legitimate reason. When asked for the cancellation reason as i haven?t done so, got a reply stating ?the landlord has chosen his tenants?. Purely unprofessional behaviour from Sanderson James.

I cannot thank sanderson James enough, we lost our dad in January and decisions was made to sell up. This was a difficult time for us , but sanderson James care and thoughtfulness in dealing with this was 2nd to none. Made as easy as possible with excellent communication between us solicitors and buyers, 12 week turn around. Very professional. Special shout out to Louis who went above and beyond, along with the team from the start to the end. Thank you so much?

Fantastic experience with Sanderson James!!Especially my travel agent - Louis Cave.Communication was excellent, went above and beyond to have all my queries, questions and concerns addressed. Didn't have to wait more than a day for a response via email and were great with frequent updates. Was able to move in to my new house as a first time buyer with confidence.Would definitely recommend going through this estate agents for any property purchases!Thankyou sanderson james.

Came all the way from London and train was 15mins late and explained to the agent and they didn?t care. Tried to rebook today but no. Thanks anyway for being unhelpful. I think it won?t charge you much if you call the next client to ask and explain and I?m sure they will understand.

Landlords do not rent out your property with Sanderson James, prospective tenants, do not rent with these people.We have had the worst service as tenants with them over the years. They have lied to our landlord saying his property was in 'good condition' when we have for years warned Sanderson james of serious structural damage to his property through rising damp and leaking pipes (see photos including mushrooms growing inside..) . They send round cheap and unskilled contractors to patch up the job. The jobs never get fixed. He had no idea.Our poor landlord came round today and was devasted by the condition of his property. Despite us reporting all problems over years and raking photos, they never passed any of this onto him and also blamed us for delays to work saying that we were uncooperative which is why the work took so long.They are unreliable, unprofessional and have caused us mental and physical (prolonged black mould and damp exposure which they refuse to repair adequately) damage.There have been many more things which they have done but not enough space here.We have complained many times to them over the years and they never, ever accept responsibility.We have now officially complained to ombudsman but wanted to warn others....Really, to save yourself A LOT of hassle - do not recommend!!!
